Landlords

A landlord is a person or company that owns properties that are leased or rented to others. Landlords may authorize an individual or company to conduct account business on their behalf.

Landlords can easily manage their DTE utilities for all their rental property in one central online location. Benefits of using online Landlord Utility Management include:

  • Manage Automatic Transfer Service (ATS) program enrollment for both commercial and residential rental properties.
  • Self-identify as a landlord for property without enrolling in ATS. This enables landlords to easily view the status of all their rental properties in one location and allow them to receive tenant shutoff notifications on registered properties.
  • Analyze, track, download and print energy usage information for rental properties at any time.
  • Submit start and stop requests for electric and natural gas service.
  • View and track utility status of a rental unit, including pending move-ins and move-outs.
  • Update landlord program mailing addresses, including both addresses for billing mailings and tenant shutoff notifications.
  • Create and manage delegate users to assist you with property management. Landlords can choose to assign either full access or view only access to their online account.

Automatic Transfer of Service Program

The ATS program provides an efficient transfer of service responsibility from the tenant to the landlord without service interruption. Landlords who enroll in the ATS plan also receive these additional benefits:

  • Automatically transfer electric and/or gas service into your name when a tenant takes service out of their name—no phone calls or waiting.
  • When enrolled, the $5.00 new service fee is waived whenever service is transferred into a landlord’s name.
  • Enroll or remove units from ATS online.
  • Easily view the status of all rental properties in one location online.
  • If service becomes subject to disconnection for nonpayment while under a tenant’s name, DTE Energy will notify the landlord of the pending disconnect via US mail.
  • Analyze, track, download and print energy usage information for rental properties at any time.

Participation in the ATS program can be initiated in three ways:

  1. Register or sign in at dteenergy.com. After registering, you can enroll your properties in ATS.
  2. Complete an Authorization for Automatic Transfer of Service Form and email it to landlord_acct@dteenergy.com or mail it to the address on the form.
  3. Contact Landlord Customer Care at (800) 482-8720. Select option 2 for assistance.

Removal from the  ATS program can be initiated in one of four ways:

  1. The easiest and fastest way to end your ATS program is to do so online in the Property Management section.
  2. Landlords who don’t have internet access will need to submit a legibly written and signed request by email to landlord_acct@dteenergy.com, or by mail to:

    Please provide the following information with your request: The address(es) to remove, signature and social security or tax identification number.

    PLEASE NOTE: Removals from the ATS program will not impact energy service to units in a tenant’s name. Any vacant units billed to the landlord at the time that they are removed from the ATS program will remain in the landlord’s name unless the landlord specifically requests to have a disconnect order placed on that unit and access to the meter is provided. If disconnection isn’t requested, the addresses removed from ATS that remain in your name may be billed under a new account number.
  3. Landlords can also complete the Automatic Transfer of Service Program Contract Removal Form and email the completed form to landlord_acct@dteenergy.com or mail it to the address on the form.
  4. Contact Landlord Customer Care at (800) 482-8720. Select option 2 for assistance.

Yes. ATS does not apply where DTE Energy discontinues electric or gas service due to nonpayment, safety concerns or due to any violation of DTE Energy policies. This action can be taken against a tenant without notice to the landlord. If the service becomes subject to disconnection for nonpayment while under a tenant’s name, DTE Energy will make a courtesy attempt to notify the landlord of the pending disconnect via US mail. These shutoff notifications will only be mailed to landlords if they have provided us with a mailing address specifically for tenant shutoff notifications. It is the landlord’s responsibility to update this special shutoff notification mailing address with DTE either online or by speaking with a landlord specialist at (800) 482-8720. Select option 2 for assistance.

DTE Energy reserves the right to cancel a service contract on any or all properties at any time if the landlord’s bills are not paid in a timely manner or if there are repeated attempts to avoid responsibility for electric/gas units used by the landlord, as determined by DTE Energy.

Properties removed from the ATS program must remain off the program for 12 months. After 12 months, a landlord may reenroll the same property by calling (800) 482-8720 or sending in an Authorization for Automatic Transfer of Service Form.

If the tenant calls DTE Energy and our requirements are met, the tenant will receive a confirmation number and service will be transferred into the tenant’s name on an agreed-upon date. DTE Energy will send the landlord a letter or an email when a service has been placed in a landlord’s name.

No. Currently, DTE Energy only offers the ATS as year-round protection. However, please check our site often for updates to this process.

If a tenant is disconnected for nonpayment, utility service cannot automatically be transferred into a landlord’s name; however, landlords enrolled in the ATS program can request to have utility service turned back on under their name, provided they accept responsibility for that utility service going forward. This can be done online by clicking on the Start Service Link next to the applicable property in the Property Management section or by calling the Landlord Customer Care team at (800) 482-8720 (select option 2), Monday through Friday, 8 a.m. to 6 p.m.

Landlord Property Registry (Without ATS)

Any DTE Energy customer who owns property that they lease or rent to others can now easily manage their utility services for their rental property all in one online location. This service is free and does not require the enrollment in the Automatic Transfer of Service program. Benefits of joining the Landlord Property Registry include:

  • Easily view the status of all rental properties in one location online.
  • Service will be disconnected upon tenant request instead of being transferred into Landlord’s name. Landlords who register will not become financially responsible for service if a tenant moves out unless they contact DTE Energy to place service in their name.
  • If service becomes subject to disconnection for nonpayment while under a tenant’s name, DTE Energy will still make a courtesy attempt to notify the landlord of the pending disconnect via US mail so long as the landlord has provided us with a valid mailing address specifically for tenant shutoff notifications.
  • Receive information about future Landlord program improvements.

Landlord Property Registration can be initiated two ways:

  1. Register or Sign in at dteenergy.com. After registering online, you can enroll all your rental properties.
  2. Contact Landlord Customer Care at (800) 482-8720. Select option 2 for assistance.

Removing property from the Landlord Program can be initiated two ways:

  1. The easiest and fastest way to remove property you no longer own is to do so online in the Property Management section.
  2. Landlords who don’t have internet access can contact Landlord Customer Care at (800) 482-8720. Select option 2 for assistance.

Landlords must be the legal owner of the property and must be a registered DTE Energy customer who can provide either a federal tax identification number or Social Security verification.

The property must have at least one metered utility under DTE Energy and cannot have more than one listed landlord.

No. If you’d like to protect your rental property from being disconnected, you must enroll in the ATS program.

Yes. All landlords will receive shut-off notification of their registered properties. If service becomes subject to disconnection for nonpayment while under a tenant’s name, DTE Energy will notify the landlord of the pending disconnect via US mail. (This particular notification cannot be sent via email or text and there is currently no option to opt out of receiving it.)

No. Landlords who have only registered their property but have not enrolled in ATS won’t receive notification when a tenant moves out. Registered landlords without ATS will, however, have the ability to monitor the real-time status of their registered property online in the Property Management section where they will be able to view move in and move out dates as well as pending disconnection activity.
